Drywall Fastening Inspection Guide
Your inspector needs to see how the drywall is installed and fastened before joint compound, texture or finishes hide the fasteners.
Show Us the Drywall and the Fastening Pattern.
Start with wide views so the inspector can identify each wall and ceiling area, then take close-ups showing the fasteners and spacing.
Keep the fasteners visible so the inspector can see the installation pattern before joint compound, texture or other finishes cover them.
Take clear photos with a measuring tape placed next to the screws or nails. Make sure the fasteners and measurement are both visible so the inspector can verify the spacing.
Show us the entire drywall installation.
Start with a slow walkthrough showing the drywall included in the inspection.
Make sure we can see:
- Walls
- Ceilings
- Openings
- Corners and transitions
- Different drywall assemblies or conditions
- Enough context to identify each area
Show us the wall fastening pattern.
Take clear photos showing how the drywall is fastened to the wall framing.
Include representative photos with a measuring tape visible so the inspector can verify the fastener spacing.
Make sure we can see:
- Fasteners along panel edges
- Fasteners in the field of the panel
- Measured fastener spacing
- Several representative wall areas
- Enough surrounding wall to identify each location
Show us the ceiling fastening pattern.
Show the drywall fasteners throughout the ceiling areas included in the inspection.
Take representative photos with a measuring tape visible so the inspector can verify the fastener spacing.
Make sure we can see:
- Fasteners along panel edges
- Fasteners in the field of the ceiling panels
- Measured fastener spacing
- Different ceiling conditions or framing areas
Show us the panel edges, joints and corners.
Show how the drywall panels meet at edges, joints, corners and transitions.
Make sure we can see:
- Panel edges
- Panel joints
- Inside corners
- Outside corners
- Wall-to-ceiling transitions
- Fastening near those areas
If spacing at an edge or joint needs to be verified, include a measuring-tape photo.
Show us openings and cutouts.
Show drywall around openings and penetrations before finishes are applied.
This may include:
- Doors
- Windows
- Electrical boxes
- Plumbing penetrations
- Mechanical openings
- Other cutouts or penetrations
Show us any special drywall assemblies.
Some walls or ceilings may have different fastening or installation requirements. Follow the approved plans and applicable details for each area.
This may include:
- Fire-rated assemblies
- Multiple-layer drywall assemblies
- Garage separations
- Special ceiling assemblies
- Other areas with different fastening requirements
Show the full assembly first, then take representative close-ups. Where spacing needs to be verified, include measuring-tape photos.
Show us anything different or unusual.
If an area looks different from the typical drywall installation, make sure your inspector can see it clearly.
- Different fastening patterns
- Repairs or replacement panels
- Damaged drywall
- Missed or unusual fastening areas
- Field modifications
- Anything else your inspector should see
